3D COORDINATION (PRECONSTRUCTION). CLASH DETECTION:
With 3D modeling you can achieve a higher level of definition in the introduced project modifications. This form of preconstruction helps to better understand all the agents involved, facilitates the generation of work documentation (drawings, measurements, …) and facilitates the detection of uncertainties or inconsistencies through the analysis of collisions that we carry out.
TEMPORARY PLANNING (4D). PHASES PLANNING:
With the use of specific software of temporary planning, we use the model to carry out simulations of the progress of the construction works. In this way, we get an animation that provides the data of traditional planning (GANTT) but also tells us the actual elements that are executed at any time. Therefore, we carry out checks with the planned planning and with the actual planning, so that we can quickly detect deviations in the execution that can turn into really important delays in the total term.
COST ESTIMATION (5D). AS-BUILT MODEL:
From the BIM model we extract reliable measurements of the building, so that by linking the model with specific economic control software, we make absolutely precise certifications, as well as evaluations of possible modifications during the course of the work. The AS-BUILT model obtained will serve as a basis for possible future reforms or consultations that may be undertaken on it.
Once the work is completed, we incorporate all the documentation that the developer considers necessary for the operation of the building (data of tests, datasheets, manufacturers, work instructions). In this way, we obtain a model that can be used for maintenance work or management of the building (space management, inventory management, etc …)
